When we started the AirBNB journey in 2019 we never thought we would end up with five locations and growing. After remodeling and managing properties for five years we have found that the biggest challenge is providing our guests with a 5 star experience on a beans and rice budget. We would absolutely love to use the top of the line linens, but the reality is with so many guests these items get worn and replacing them is expensive. As a Superhost I receive many reviews on our properties. We always encourage our guests to make recommendations on what would make their stay more comfortable. After 100's of reviews it is a general consensus that we made the right decision when choosing our mattresses and linens.
When we started the first property our budget was pretty much non existent. With that in mind we prioritized a good nights rest. The mattress and bedding will make or break the reviews your guest feedback. Our favorite mattress to use is the Signature Design by Ashley King Size Chime 12 Inch Medium Firm Hybrid Mattress with Cooling Gel Memory Foam. It is affordable and provides a luxurious night sleep. We always use a mattress pad to protect the life of the mattress and it adds to our goal of upscale on a budget. The Mattress Pad Cover Cooling Mattress Topper Pillow Top with Down Alternative Fill (8-21”Fitted Deep Pocket) is a great option. We have never had any issues with durability and it gives the bed an extra pillow top that adds to the illusion of an expensive mattress. It also adds a layer of protection for accidents that could potentially ruin the mattress. Now for the best advice I can offer. After trying all the mid range towels and bedding available we have several items that we will never stray from. Our top choice for bedding is SLEEP ZONE Bedding Sheet Set, Ultra Soft Microfiber with Extra Deep Pockets, 4 Pieces Comfy Breathable and Cooling Sheet & Pillowcase for its durability, luxurious feel, and affordabilty. The best most important fact about this product is that it does not wrinkle like most bedding sets. This sheet set is almost completely wrinkle free and allows us to reduce the time and frustration of making the beds in between guests. Duvets are really nice but we have found we prefer coverlet quilts for easy of handling. Our favorite coverlets are the Luxury Velvet Quilt Set Full Queen Size, Lightweight Velvet Comforter Set, Oversized Bedspread Coverlet Quilted Bedding Set and Southshore Fine Living, Inc. Vilano Springs, Premium Quality, Soft, Wrinkle, Fade, & Stain Resistant, Easy Care, Oversized Quilt Cover Set . If you are looking for the duvet style we have found that the PURE ERA Jersey Knit Duvet Cover Set 100% T-Shirt Heather Cotton Super Soft Comfy Classic Striped Design, with Zipper Closure, Beige Stripe and LINENSPA White Down Alternative Comforter and Duvet Insert - All-Season Comforter - Box Stitched Comforter are great choices as well. Last but not least PILLOWS are the most critical item and worst to manage! Hands down the best option is the Beautyrest Goose Pillow-100 Damask Stripe Bed US Grown Cotton 500 Thread Count Softy-Around White Feather Pillow. If you are looking for a more budget friendly option the BedStory Bed Pillows for Sleeping - Queen Size Set of 2, Hotel Quality Soft & Comfortable Improve Sleep Quality, Luxury Pillows for Side, Stomach or Back Sleepers is a great alternative option as well.
